Carbon Monoxide Detector
CARBON MONOXIDE DETECTOR SPECIFICATIONS
FOR HOMEOWNERS
WITHIN THE CITY OF GARDNER

AS OF MARCH 31, 2006 ALL RESIDENTS ARE REQUIRED TO HAVE THESE DETECTORS INSTALLED.

The CO detectors can be one of several styles:  battery monitored, 110 volt (plug-in) with battery backup, hard wired with battery backup, low voltage with battery backup, battery monitored combination photoelectric smoke detector & CO detector (must be used within 20 feet of a bathroom or kitchen), battery monitored combination ionization smoke detector & CO detector may be used as long as they are greater than 20 feet away from a kitchen or bathroom & hard wired combination photoelectric smoke detector & CO detector with battery backup.

ALL DETECTORS SHALL BE OF UL LISTING OR OTHER ACCEPTED TESTING COMPANY


HOW ARE THEY INSTALLED?

They are to be installed according to the manufacture’s recommendations for that make of detector.  Instructions are on the containers.  The boxes that detectors come in must be available for the inspector to view at the time of the inspections.


WHERE ARE THEY TO BE INSTALLED?

They are to be installed on each living level of the residence.  In the basement near the stairs leading to the first floor.  If there are no bedrooms on the first floor, it should be located in a room, (not the kitchen), preferable near the stairs leading to the second floor.  If there is no second floor the detector shall be located within 10 feet of the bedrooms.  The same location shall be used on the second floor where bedrooms are located, within 10 feet.


MULTI FAMILY HOMES
Again detectors shall be located on each living level of the building, (including the basement).  In each apartment where bedrooms are located directly off the kitchen, a CO detector shall be located in the living room.  CO detectors shall not be located in hallways between floors.


RESPONSIBLE PARTY

The property owner is the responsible party to make sure these detectors are installed and maintained with an annual inspection and replacement of batteries.
